These terms are written to describe what this site actually does, but they have not been reviewed by the owner or by a North Carolina attorney, and the legal entity named below is still a placeholder. Nothing here is a final published contract, and no booking made against these draft terms should be treated as concluded. The separate rental agreement is a different document and is not a draft: it is the owner’s own reviewed form, and it is the one that governs a stay.
Who you are dealing with
This site is operated by E.A.S. Family Holdings LLC for Tiny Slice of Heaven in Franklin, North Carolina. The property is owner-managed; it is not managed by a licensed North Carolina real estate broker, so your agreement is directly with the owner.
What this site is
It describes one property and takes bookings for it directly. It is not a marketplace, and it does not list or broker anyone else’s property.
Accuracy of what you read here
Property details on this site come from a single reviewed source of truth. Anything still marked placeholder is scaffolding that has not been confirmed by the owner: it is not a representation, not an offer, and not something to rely on. Where a fact has not been confirmed (what is nearby, accessibility, square footage), the page says so rather than filling the gap. If a detail matters to your decision, ask before you book.
Booking
Submitting a booking request is an offer to rent. A reservation exists only when it is confirmed and payment has been taken; a request, a held date, or an unfinished checkout is not a reservation. The person who books must be an adult of at least the minimum age on the house rules page and must stay at the property for the whole reservation.
A written rental agreement is part of every booking and is presented for your acceptance during checkout. Where that agreement and these terms differ about the stay itself, the rental agreement governs. Stays at this property are subject to the North Carolina Vacation Rental Act (Chapter 42A of the General Statutes).
Prices and payment
The rate, each named fee, and tax are itemized in your quote before you pay, and the amounts shown when you book are the amounts charged: a later change to published rates does not alter a booking already made. Payments are processed by Stripe. By booking you authorize the deposit and, where a balance is due later, its automatic charge on the date shown on the rates and fees page. Where you separately authorize it, a post-stay damage charge may be made up to the stated cap within the stated window.
Cancellation
Cancellations and refunds follow the cancellation policy, including the mandatory-evacuation refund right North Carolina law gives you.
Rules of the stay
The house rules are part of your agreement. Exceeding the stated occupancy, smoking, bringing an animal where none is permitted, or holding an event can end the stay early under the rental agreement and the Vacation Rental Act.
Using the site
Please do not attempt to break, overload, or gain unauthorized access to this site, and do not scrape or republish its photographs and text. The photographs are of this property and are used with the owner’s permission; they are not yours to reuse. Links to third-party sites (the owner’s listing and social pages) are provided for convenience, and those sites are not under our control.
Availability of the site
We aim to keep the site accurate and available, but we do not promise it is uninterrupted or error-free. If a technical fault causes an incorrect price or a double booking, we will contact you and either honor what is possible or refund you in full: a system error will not be turned into a charge you did not agree to. To the extent the law permits, our liability in connection with this site is limited to the amounts you paid for the affected booking. Nothing here limits any right you have under the Vacation Rental Act or other applicable North Carolina law.
Governing law
North Carolina law governs these terms and any stay at the property.
